The Homebuying Process: 7 Steps From Search to Closing
A Clear Plan Makes the Process Easier.
Step 1: Initial Buyer Consultation
We'll discuss your goals, budget, preferred locations, timeline, and what you're looking for in a home. I'll explain how buyer representation works and answer your questions before we begin touring properties.
Step 2: Financing & Preapproval
If you're financing your purchase, you'll work with a lender to review loan options and obtain a preapproval. This helps us focus on homes that fit your financial goals.
Step 3: Search & Tour Homes
I'll help you identify available properties, compare neighborhoods, evaluate features, and schedule showings. We'll consider resale homes, new construction, and other opportunities that fit your needs.
Step 4: Make an Offer & Negotiate
Once you find the right property, I'll help you evaluate comparable sales, current competition, property condition, and market conditions before preparing an offer.
We'll discuss price, earnest money, financing, inspection periods, closing costs, contingencies, and other important terms.
Step 5: Inspections & Due Diligence
After your offer is accepted, we'll work through the inspection and due diligence process according to your contract.
Depending on the property, this may include a general home inspection, wind mitigation inspection, four-point inspection, survey, insurance quotes, flood zone review, and other evaluations.
I'll help you understand your contractual options and negotiate repairs or other terms when appropriate.
Step 6: Financing, Appraisal & Closing Preparation
If you're obtaining a mortgage, your lender will continue the underwriting process and typically arrange an appraisal.
We'll also coordinate with the title company, review important deadlines, and prepare for the final walkthrough and closing.
Step 7: Closing Day — Welcome Home!
Once the required documents are signed, funds are received, and the transaction is completed, it's time to celebrate your new home!
And even after closing, I'm always happy to be a resource when questions come up.
