Why Having Your Own Buyer's Agent Matters
Representation, Guidance & Someone Looking Out for Your Interests.
When buying a home, it's important to understand who represents whom in a real estate transaction.
The listing agent represents the seller under the terms of their brokerage relationship. As your buyer's agent, my responsibility is to represent your interests within our agreed brokerage relationship and applicable Florida law.
I can assist you with:
- Evaluating properties and comparing market values
- Identifying potential concerns and important questions
- Preparing and negotiating purchase offers
- Understanding contract terms and deadlines
- Coordinating inspections and due diligence
- Navigating challenges that may arise before closing
- Communicating with the professionals involved in your transaction
Buying a home involves more than finding a property online. It's about understanding what you're purchasing, negotiating appropriate terms, and making informed decisions.
Understanding Buyer Representation Agreements
Before touring homes together, we'll review and sign a written buyer representation agreement when required.
This agreement explains the services I'll provide, the length of our working relationship, and how brokerage compensation will be handled.
Buyer's agent compensation is negotiable and is not set by law.
Depending on the transaction, compensation may be paid by the seller, the listing brokerage, the buyer, or through another arrangement permitted by the agreement and applicable rules.
We'll discuss these options upfront so you understand your obligations before making any commitments.
My goal is to make the process transparent, straightforward, and comfortable from the beginning.
