Moving to Florida's Emerald Coast? Why Freeport Should Be on Your Radar
Published November 2026 | By Dorothy J. Krupa, Broker/Owner, Coastal Collective Realty
Looking for the Florida lifestyle without living directly in the middle of the beach crowds? Freeport, Florida, might be exactly what you're looking for.
When people start researching a move to Florida's Emerald Coast, they often think of Destin, Miramar Beach, or the beautiful communities along Scenic Highway 30A.
But there's another community worth exploring, especially if you're looking for more space, a residential atmosphere, and convenient access to the beaches.
Welcome to Freeport, Florida!
Located in Walton County along the northern side of Choctawhatchee Bay, Freeport has grown from a small waterfront town into an increasingly popular destination for homebuyers, retirees, military families, and people relocating from other states.
As a local real estate broker, I've watched Freeport evolve, and one of the things I appreciate most is the variety of lifestyles and housing options available here.
1. Location, Location, Location — Close to the Beaches Without Living on Them
One of Freeport's biggest advantages is its location.
Situated north of Choctawhatchee Bay, Freeport provides access to South Walton's beautiful beaches while offering a different pace of everyday life.
Depending on where you live and traffic conditions, you can generally reach the beaches of South Walton in approximately 20–40 minutes, sometimes longer during peak tourist season.
Residents also have access to nearby communities, including:
-
Santa Rosa Beach and 30A: Beaches, restaurants, boutique shopping, and coastal communities.
-
Destin and Miramar Beach: Shopping, dining, entertainment, and Gulf Coast attractions.
-
Niceville: Additional shopping, services, and access toward Eglin Air Force Base.
-
DeFuniak Springs: Historic charm, local businesses, and small-town character.
One thing I always tell buyers relocating to our area: Don't judge your commute by mileage alone.
The US Highway 331 bridge, seasonal traffic, school schedules, and summer tourism can all affect travel times. If you'll be commuting daily, it's worth testing your route during the hours you'll actually be traveling.
2. More Housing Options Than You Might Expect
One reason buyers consider Freeport is the variety of properties available.
Unlike some of the more densely developed coastal areas, Freeport offers a mix of established neighborhoods, newer subdivisions, master-planned communities, and properties with larger homesites.
Depending on your budget and preferences, you may find:
-
New construction homes with modern floor plans
-
Established homes with mature landscaping
-
Properties with larger yards and fewer community restrictions
-
Homes in amenity-rich neighborhoods
-
Waterfront and water-access properties
-
Vacant land for building a custom home
For buyers coming from larger metropolitan areas, the opportunity to have a little more breathing room can be especially appealing.
However, it's important to compare the full cost of ownership, not just the purchase price. HOA dues, Community Development District (CDD) assessments, property taxes, insurance, and maintenance costs can vary significantly from one neighborhood to another.
3. Hammock Bay: One of Freeport's Best-Known Communities
If you've researched homes in Freeport, you've probably come across Hammock Bay.
This large master-planned community has become one of the area's most recognizable residential developments.
Hammock Bay offers a variety of neighborhoods, home styles, and price points, along with an extensive collection of recreational amenities.
Depending on the neighborhood and applicable membership or association arrangements, amenities may include swimming pools, fitness facilities, walking and biking trails, pickleball and tennis courts, playgrounds, dog parks, and community gathering spaces.
What makes Hammock Bay particularly interesting is that its neighborhoods aren't all the same.
Some offer smaller homesites and low-maintenance living, while others feature larger homes, upgraded finishes, or more private settings.
My advice: Don't assume that every home in Hammock Bay has the same HOA fees, CDD obligations, or included services. These details can differ by neighborhood and property.
If you're considering Hammock Bay, I'll help you compare the communities, available homes, fees, and features so you can determine which option best fits your needs.
4. What Is Everyday Life Like in Freeport?
Freeport offers a different experience from living directly along the Gulf.
While beach communities are known for vacation rentals, tourist activity, and seasonal visitors, much of Freeport has a more traditional residential feel.
Residents enjoy outdoor recreation, local parks, neighborhood amenities, and access to the waterways surrounding Choctawhatchee Bay.
Boating, kayaking, fishing, walking, and biking are popular ways to enjoy the area's natural surroundings.
Freeport has also experienced residential and commercial growth, bringing additional housing options and services to the area.
That growth comes with trade-offs.
Some buyers appreciate the expanding conveniences, while others prefer established neighborhoods away from ongoing construction.
Shopping and dining choices are growing, but you may still travel to neighboring communities for certain stores, restaurants, or entertainment.
The important question isn't simply whether Freeport is a great place to live. It's whether Freeport offers the lifestyle you're looking for.
5. Relocating With School-Age Children?
For buyers moving with children, schools are often an important part of the relocation process.
Freeport is served by the Walton County School District, with local schools including Freeport Elementary, Freeport Middle, and Freeport High School.
Because school attendance boundaries and enrollment policies can change, I always recommend verifying the assigned school for a specific property directly with the school district before making a purchase decision.
You can explore school information through the Walton County School District website.
It's also helpful to visit neighborhoods at different times of day to get a better understanding of traffic, nearby activities, and the overall setting.
6. Military Relocation: Is Freeport a Good Option?
The Emerald Coast has a strong military presence, particularly around Eglin Air Force Base and Hurlburt Field.
As a Military Relocation Professional (MRP) and the wife of a former Air Force TACP service member, I understand that military moves can involve tight timelines, changing orders, and important financial decisions.
Freeport may be worth considering for military buyers who prefer a residential setting and are comfortable with the commute to their assigned installation.
However, commuting distance matters.
Travel times can vary considerably depending on the installation, gate, duty location, and traffic conditions.
If you're using VA financing, we'll also discuss important considerations such as eligibility, financing terms, property condition, and your long-term plans.
Whether you're arriving on PCS orders or preparing for your next assignment, having a realistic plan can make the process much easier.
7. Important Things to Know Before Buying a Home in Freeport
Moving to Florida involves a few considerations that buyers from other states may not be familiar with.
Homeowners Insurance
Insurance premiums can vary based on a home's age, roof condition, construction features, location, and coverage. Get insurance quotes early, preferably before your inspection contingency expires.
Flood Zones
Not every property in Freeport is in a high-risk flood zone, but flood risk should still be evaluated. Review FEMA flood maps, available elevation information, and insurance requirements for the specific property.
Property Taxes and Homestead Exemption
Florida offers a homestead exemption for eligible primary residences. If you're relocating from another state, don't assume the seller's current tax bill will reflect what you'll pay after purchasing the home.
HOA and CDD Fees
Some neighborhoods have homeowners associations, CDD assessments, or both. Review the governing documents, budgets, fees, and restrictions before purchasing.
New Construction Versus Resale
Freeport offers both new construction and resale opportunities. Builders may advertise incentives, but it's important to compare the complete financial picture, including upgrades, closing costs, financing terms, and neighborhood fees.
And remember, even when buying directly from a builder, you can have your own real estate representation.
8. Is Freeport More Affordable Than Living Near the Beach?
This is one of the most common questions I hear from people considering a move to the Emerald Coast.
The answer depends on the type of property you're looking for.
Freeport can offer alternatives to the higher-priced coastal neighborhoods, particularly for buyers seeking newer construction, additional square footage, or a larger homesite.
However, Freeport is not one single price point.
Home values can vary considerably depending on neighborhood, size, age, condition, amenities, and waterfront access.
Rather than relying on a general average, I recommend comparing homes that actually meet your needs.
A lower purchase price doesn't necessarily mean a lower monthly payment once insurance, taxes, HOA fees, and other expenses are included.
That's why understanding the local market is so important.
9. Is Freeport the Right Place for You?
Freeport may be worth exploring if you're looking for:
-
Access to the Emerald Coast beaches without living directly in a tourist-heavy area
-
A selection of newer and established homes
-
Neighborhoods with recreational amenities
-
Opportunities for larger homesites or outdoor living
-
A community with a mix of small-town character and ongoing development
-
A home base for exploring Walton County and the surrounding Emerald Coast
On the other hand, if walking to the beach, having restaurants within a few blocks, or avoiding a bridge commute is essential to your lifestyle, another Emerald Coast community may be a better match.
And that's perfectly fine!
The best place to live isn't necessarily the most popular community. It's the one that works for your everyday life.
10. Thinking About Relocating to Freeport or the Emerald Coast?
Moving to a new area can be exciting, but it also comes with plenty of questions.
Which neighborhoods should you consider? What should you expect for insurance and property taxes? How does new construction compare with resale? What will your commute actually look like?
These are exactly the conversations I enjoy having with buyers.
